Further afield this time with a nice trip up to Cumbria with more instructions to prepare a Terminal Schedule of Dilapidation on behalf of the Landlord.
The building was a large warehouse / commercial premises with offices which being occupied by a DIY retailer who were relocating at the end of the lease.
We undertook a full assessment of the lease documentation and a thorough survey of the building to record all the breaches of covenant to allow a terminal schedule to be prepared and served. Since the Tenant remained in occupation it would be necessary to re-survey the building on them yielding up the premises at the end of the lease to establish the exact state of repairs, but in the event, this became unnecessary because, in the interim, the Landlord has successfully re-market the premises and sold on this investment.
